Am I qualified to rent with Expert Property Management?

  • Every potential resident over 18 years of age must fill out an Application.

  • All potential residents and/or co-signers on the lease must collectively earn at least three times the monthly rent in verifiable income.

  • Cosigners are both financially and legally responsible for the lease.  Additionally, a cosigner's debt to income ratio will be used to determine financial qualification.

  • All potential residents and cosigners must submit to a criminal background and credit check. 

  • Potential residents may not be convicted of a felony in the last three years. All other criminal background will be reviewed on a case by case basis.

  • We cannot accept potential residents with evictions in the last 3 years. All other rental history will be reviewed on a case by case basis.

  • Potential residents with outstanding collections from apartments complexes, property managers, private landlords or utility companies will not be considered.

  • Potential residents must be able to provide legal identification in the form of a driver's license, government ID or passport.

  • According to company insurance regulations, we cannot accept pets listed on the aggressive breed list including: Pit Bull, Staffordshire Terrier, American Bulls, American Pit Bull Terrier, Doberman Pinschers, Rottweilers, Chows, Presa Canarios, Akitas, Alaskan Malamutes, German Shepherds, Siberian Huskies, Wolf-hybrids or any mix of any of these. No exceptions will be made!

  • All resident selections are at the discretion of Expert Property Management and will be judged solely on income, financial background, rental history, and criminal history.
